I’ve created a detailed Home Buying Checklist designed specifically for first-time buyers. It’s broken down into four clear phases, each one guiding you step-by-step toward successfully closing on your first home.

Phase One

Financial Preparation

Step 1.

Check your credit score
• Aim for 620+ for conventional loans; higher scores get better rates.
• Review for errors and pay down debts if possible.
Step 2. Create a budget
• Factor in down payment, closing costs, monthly mortgage, taxes, insurance, utilities, and maintenance.
• Use an online mortgage calculator for estimates.
Step 3. Save for a down payment
• 3%–20% depending on the loan type.
• Consider programs for first-time buyers (e.g., FHA, VA, USDA, you can also ask me or your lender for these)
Step 4. Avoid big purchases or opening new credit lines
• Lenders will re-check your credit before closing.

Phase Two

Get Pre-Approved

Step 5.

Choose a lender and get pre-approved

• This shows sellers you’re serious and helps set your budget.

• Gather financial documents (W-2s, tax returns, bank statements, ID).

Step 6. Understand your loan options

• Fixed-rate vs. adjustable-rate

• FHA vs. conventional vs. VA/USDA (if qualified) 

Phase Three

Start Your Home Search

Step 7.

Hire a real estate agent you trust

• A good agent guides you through the process, advocates for your interests and needs all while communicating with you.

Step 8. Define your needs vs. wants

• “Must-haves” (e.g., number of bedrooms, school district)

• “Nice-to-haves” (e.g., pool, updated kitchen)

Step 9. Research neighborhoods

• Commute times, crime rates, amenities, future development

Step 10. Attend showings and open houses

• Take notes and photos to compare later.

Phase Four

Make an Offer & Close

Step 11. Make a competitive offer

• Your agent will help determine a fair price and submit the offer.

Step 12. Schedule a home inspection

• Uncover potential issues and negotiate repairs if needed. Your realtor will also guide you here when the time comes

Step 13. Get a home appraisal

• Required by lenders to confirm property value.

Step 14. Secure homeowners insurance

• Needed before closing.

Step 15. Do a final walk-through

• Ensure repairs were made and the home is in agreed condition.

Step 16. Close on your home

• Review and sign final documents, pay closing costs, and get your keys!
